A former West End cafe located in a Conservation Area could be demolished to make way for high-end flats.
The Arcaffe restaurant and The Sandwich Concept cafe on North Claremont Street have been earmarked for demolition by developers.
The site, close to Kelvingrove Park, would be used as the location of 12 new homes in a 'high-end residential development'.
Planners have described the building as 'not fit for purpose' in their justification for knocking it down.
The finished build would include a mix of single-storey and duplex apartments with back courts.
The rear of the property will include seating and planted areas, along with bicycle storage, drying racks and bin storage.
The developer said is foresees the owners to be a mix of young professionals in smaller flats and small to medium-sized families occupying the larger ones.
Planning documents describe the site as dating back to the mid 19th century.
Adding: "An examination of historical maps and other available historical information provides us with a good understanding of the history of the site.
"As displayed in the later few pages there has been a building occupying the footprint of the existing building footprint since early to mid 19th century.
"This has shown to have not changed since being built
"What we have learned is that the building was previously a four-storey tenement, similar in scale to the tenements north of the site on the same block, that was reduced by three storeys midway through the 20th century.
"We know that at the end of the 19th Century one of the ground four units was operating as a Public House.
"It is uncertain as to how long this operated before changing to what is there now but it can be assumed that a series of retail units may have occupied these units throughout the 20th century."
The plans will now go before by Glasgow City Council's planning committee.
