A Scotland's Home of the Year judge transformed a 'generic' ex-council house into a dream home.

Architect Danny Campbell bought the property in Kirkintilloch three years ago for just £80,000 and carried out a number of clever renovations to improve its layout and design.

The HOKO Design architecture firm founder stripped it back to its bones and turned the space into a welcoming, vibrant and comfortable space for his family of five - spending £30,000.

Taking on the 'less is more' philosophy, Danny removed one bedroom, ripped down a partition wall between two others and removed a dropped ceiling from the hallway to open up the space and improve the flow of natural light.

These changes also allowed an en-suite to be added to the master bedroom while placing the kitchen along the back wall of the main living area meant every inch of floor space could be used.

Some recesses and niches were retrofitted to provide efficient shelf and drawer storage space, and the dining room table was also built with hidden compartments.

The new-and-improved home has been valued by property expert Chris Breckenridge, a partner at estate agent Corum, who has estimated that it could now fetch as much as £130,000.

Danny said: “The project was conducted as an experiment, partly to test the capabilities of our recently launched interior design service, HOKO Shop.

“We wanted to put it to the test before we offered it to our clients, and completing our own remodel gave us the chance to experience what it would be like for our clients to use the service, including dealing with suppliers, choosing materials and maximising small, awkward or seemingly unusable spaces.”

A vital part of the project for Danny involved the use of products that would be durable and long-lasting.

He wants to use the experience to show his business' newest service which helps homeowners upgrade their interiors.

Danny added: “The ultimate test was to experience living in the space while assessing the longevity and durability of the products.

"We went for a huge range of products within our home for this reason. We really wanted to push the boundaries by transforming a generic house into something special, and I think we’ve achieved that – as cost-effectively as possible.”
