A former Glasgow pub could be demolished and a 19-storey student accommodation built in its place.
A planning application was submitted to knock down 64 and 70-27A Waterloo Street in the city centre.
Developers are proposing to take over the Distillers Building and a block of flats formerly home to The Admiral, a beloved pub that closed after 60 years in 2023.
The bid is to demolish the residential site fully but keep parts of the B-listed Distillers.
Both have been vacant "for some time", according to papers.
The Distillers Building was built in 1898-1900 in French Renaissance style and requires some repairs.
Applicant Varsity Developments Limited has a "comprehensive restoration approach" to update it.

Plans include 350 flats over 19 storeys, a gym, a cinema, a sports hall, a VR room, a yoga room and more.
Documents also state the site "has been designed and will be constructed to make provision for the access of people with additional needs".
They also said: "Preservation and adaptive reuse of the Listed Distiller’s building have been at the forefront, reflecting a deep reverence for historical heritage and a firm dedication to safeguarding aspects of the local architectural environment".
Versions of this development have been going through the planning system since 2016, with a previous submission for an office block.
Glasgow City Council's planning committee is evaluating the bid and a decision is expected by Tuesday, July 2.
