Proposals to extend the use of a city centre flat near George Square as a short term let have been submitted to Glasgow’s planning department.

An application for a certificate of lawfulness, which would allow the one-bed property at flat 1/7 Scott House, 16 South Frederick Street, to continue operating as a short term let, has been listed on the council’s website recently.

If approved, the certificate of lawfulness would confirm that the proposals do not require building consent.

A supporting statement submitted by STL Solutions on behalf of the applicant John Kelly advises that the flat has been available for short-term let since August 2022 for an average booking duration of five days.

The property, which accommodates guests from two days to two weeks, is managed by a professional management company, ensuring that all guests are screened and vetted.  STL Solution’s statement reads: “The property is surrounded by a mix of residential and commercial properties, including bars, cafes, shops, restaurants, and various public transport links.

“Queen Street train station and an underground station are conveniently located directly opposite the flat, while Central Station is just a 5-minute walk away.  “Bus stops and taxis are also abundantly available in the area. The GOMA is a 1- minute walk away on Queen Street, leading to Buchanan Street with various shopping outlets. The property can be accessed through a secure entry system.  “The flat is consistently occupied by responsible and respectful couples who primarily use the space for sleeping and relaxing in the evenings.”

The application also advises that guests can use the nearby NCP car park if needed while cleaning and maintenance work will be handled by the management company.
