Fresh plans for new social rent homes on the site of a former health centre in the Gorbals have been revealed.
New Gorbals Housing Association received planning permission for 18 flats and 10 houses at Pine Place last year, but wants to make changes to the design.
The new application alters the balconies on the block of flats, with a move from brick-clad to metal. Documents submitted to the council state planning officials had been concerned the “overall brick massing appeared too heavy and too clumsy”.

If the updated plans are approved, 28 homes are still expected to be constructed on land which was previously used by the NHS for the Gorbal Health Centre. That building was demolished in early 2020.
The initial application stated: “The Pine Place development will provide new homes for social rent near the centre of Glasgow, building on the recent and continuing regeneration of the wider Gorbals area.”
A statement submitted with the new application states the “original design of the flatted block featured four brick-clad balcony structures, providing a balcony for each unit above ground level”.
Planned changes have been “recognised as a material variation, prompting the need for this new application”. The statement adds the “primary aim of the developed proposals is to provide generous, functional balconies for each flat while balancing budget constraints and visual considerations”.
The revised plans show “perforated metalwork” wrapping around two sides of the balconies. It is claimed these screens will create “more private, sheltered external space” and screen air source heat pumps from the street.
The planning statement adds: “We have observed a growing trend among residents cladding their balconies with various materials, such as green tarps. The perforated screen would help to maintain the building’s aesthetic integrity and prevent this.”
A terrace of 10 town houses, which will be a mix of four and five bedrooms, are also planned. They would all have private gardens.
The housing association previously said the site, near the Gorbals Rose Garden, is “one of the few places” in the area where family-sized homes can be developed.
